August 5, 2021
Fayetteville, AR – August 5, 2021 – CBRE is pleased to announce that a 15,503 sq. ft. retail center has broken ground at Independence Plaza, a 30± acre development bringing office, retail and hotel product to the Lowell, Arkansas community. The retail center is expected to be delivered in Q1 2022, and currently has commitments totaling 15% of the space.
This property is being developed by KMK Equity, LLC. David Erstine and Alex Schemel with CBRE in Fayetteville are marketing the office and retail spaces that will be built on the site as well as the commercial lot opportunities.
The retail portion of the development will consist of seven store fronts with two outdoor patios and two drive-thrus on each end of the building. Additionally, the development offers ample parking for retail patrons. The retail center is positioned with great visibility from I-49, Exit 78 and W. Monroe Ave. A national Quick Service Restaurant is planned to go in west of the retail center on the signalized corner of W. Monroe Ave and S. Goad Springs St.
“As Lowell and Northwest Arkansas as a whole have grown significantly over the past several years, this retail space will fill an increasing demand in the community,” said Mr. Erstine, First Vice President at CBRE. “Independence Plaza will serve as a central hub for the business community and the retail space will benefit the office users at Independence Plaza as well as the entirety of the NWA community. We’re really excited to bring this opportunity to prospective tenants in the region.”
Independence Plaza consists of seven lots. In addition to the retail space currently under construction, the remaining six lots are zoned for a restaurant, a hotel and four office buildings.
CR Crawford is the general contractor. The initial site design work was completed by McClelland Consulting Engineering. The retail space was designed by BiLD Architects.
