Indianapolis Office Posts Absorption Increase Despite Volatile Office Environment

‒Absorption increased to positive 73,721 SF this quarter, an increase of 217.19% from Q4 2024 which posted at negative (62,909) SF.
‒Direct availability began to constrain after near record highs last quarter decreasing from 6.96 MSF in Q4 2024 to 6.78 MSF in Q1 2025.
‒This quarter saw a slight decrease in sublease space available from 593,328 SF in Q4 2024 to 585,553 SF in Q1 2025.
‒Direct Asking Rates were largely flat in Q1 2025, only decreasing by $0.01 PSF to $22.31 PSF in Q1 2025.
‒The vacancy rate also decreased a slightly by 20bps from 20.2% in Q4 2024 to 20.0% in Q1 2025.
