  • Q1 2025 closed with over 1 million SF in leasing volume (over 10,000 SF), recording a 41% increase year-over-year. Average deal size this quarter is 38,348, reflecting a 70% increase since last year. ​
  • The largest leases completed during the quarter were Sysmex America with a flat renewal for 162,739 SF at 577 Aptakisic Rd and Adtalem Global Education signing a 153,433 SF new lease at 2601 Navistar Dr. ​
  • There is currently 2 million SF of total available sublease space on the market, with a total sublease availability rate of 1.9%. ​
  • Asking rates remained relatively stable, increasing by $0.90 to $26.20. Year-over-year there was a $1.00 increase from $25.20. ​
  • Large Q1 tenant movements included: 25N occupied 59,430 SF at 1600 McConnor Pkwy, Regus occupied 26,178 SF at 1500 McConnor Pkwy, Blue Cross Blue Shield vacated 32,205 SF at 1100 E Warrenville Rd, Great Lakes Dredge and Dock vacated 31,314 SF at 17W110 22nd St, Addus Healthcare vacated 30,000 at 2300 Western Ct and EMC vacated 26,174 SF at 4225 Naperville Rd.​
