Leasing velocity surged in the last quarter of 2024 with 50 new leases signed and a total volume of 214,738 sq. ft of space, a 35% increase over the previous quarter. New Leases had a large jump over the previous quarter with a 61% increase. The largest was a new lease signed for 33,492 sq. ft. by Pole To Win at 2387 Clements Ferry Rd. Renewals accounted for only 21,223 sq. ft. The Peninsula submarket saw the most transactions with a total of 98,790 sq. ft., almost half of all space signed across 14 leases. The largest leases being MUSC taking 25,171 sq. ft. at 22 West Edge and Synovus taking the last availability at 1080 Morrison for 17,470 sq. ft. of space.
